Mission Viejo was OC's original master-planned city — built starting in 1965 by the Mission Viejo Company that later created Aliso Viejo. Most of the city is 1970s–90s tract Mediterraneans with concrete tile roofs that are now reaching the 30+ year underlayment failure point. We've done dozens of Mission Viejo re-roofs over the years and we know the major HOAs (Mission Viejo Environmental, Lake Mission Viejo, Casta del Sol, Palmia, and the rest) and their architectural standards. My 1980s Mission Viejo tile roof is leaking — replace tiles or just underlayment?

Usually just underlayment. Original concrete tiles are typically good for 50+ years; the felt underlayment underneath is the limiting factor and it's at end of life on most 1980s homes. We lift the tiles, replace the underlayment with a modern synthetic, replace any broken tiles, and re-lay. Far cheaper than full tile replacement.

Will my Mission Viejo HOA require specific tile colors?

Yes. Each HOA (Mission Viejo Environmental, Lake Mission Viejo, Casta del Sol, etc.) has approved color blends. We pull your community's standards and submit the matching profile and color for first-pass approval.

Does Lake Mission Viejo have additional rules?

Yes — Lake Mission Viejo Association is the master association on top of any sub-community HOA. They have their own architectural review process. We submit to both when required, with no extra coordination on your side.

How long does an underlayment-only refresh take?

Typically 5–8 working days on the roof for a standard Mission Viejo tract home. Faster than a full tile replacement (which would be 10–14 days).
