Can you re-roof an Old Town Seal Beach cottage with the lot crammed in?

Yes. We use compact dump trailers, hand-load when needed, and coordinate with neighbors on adjacent driveways. We've done many Old Town re-roofs — it's a logistics problem, not a feasibility problem.

How does Leisure World approval work for a re-roof?

Each Mutual has its own approval process and approved contractor list. We work through Mutual Boards regularly, submit the required documentation, and complete projects on Mutual schedules. Plan an extra 2–4 weeks on the front end for Mutual Board approval.

My College Park roof has been overlaid twice — what now?

Stop overlaying. Most College Park ranches have hit the structural limit on overlays, and the underlying issues (worn decking, failed flashing, multiple felt layers) only get worse. We do a full tear-off down to deck, replace damaged sheathing, and install a modern underlayment + architectural shingle system. It's the right move at this point in those homes' lives.

Is salt corrosion really worse in Old Town than 2 miles inland?

Yes — significantly. We see galvanized fasteners failing in 6–8 years in Old Town vs. 15–20 years in College Park. Stainless or copper fasteners are mandatory in our Old Town spec, optional further inland.
